What is a referral-only brokerage?
A referral-only brokerage is a licensed real estate brokerage where agents hold an active license but do not conduct traditional transactions — no listings, showings, or contracts. Referral agents introduce buyers, sellers, and investors to active agents and earn a referral fee at closing. Equity Bridge Real Estate is a Michigan licensed referral-only brokerage.
Can I park my Michigan real estate license for free?
Yes. Equity Bridge Real Estate charges no monthly fees, no annual brokerage dues, no desk fees, and no BCAAR fees to park your Michigan real estate license. Your only costs are LARA license renewal (~1700) and continuing education ($200/cycle), which are your responsibility regardless of where your license is parked.
Do I need to join NAR, Battle Creek Association of Realtors, or any REALTOR association to park my license here?
No. Equity Bridge Real Estate is not affiliated with the National Association of REALTORS, Battle Creek Association of Realtors, or any REALTOR association. You are not required to join Battle Creek Association of Realtors, and you will not be billed for association dues. Referral agents may not use the REALTOR® title; use real estate agent, real estate consultant, or licensed referral agent instead. Not affiliated with NAR, MAR, any local association or NextHome or any of their affiliates.
Do I need MLS access to be a referral agent?
No. Referral agents do not list or show properties, so MLS access is not required or provided. Equity Bridge Real Estate is not affiliated with BCAAR. You will not be billed for MLS dues.
Who is a good fit for a referral brokerage?
Referral brokerage is a strong option for semi-retired agents, part-timers, career changers, new licensees, relocating agents, new-build networkers, and anyone paying desk fees for a license they barely use. If you want to keep your license active and earn from your sphere without full-service obligations, a referral-only model may fit.
What You Can Do
What can I do as a referral agent?
As a referral agent with Equity Bridge Real Estate you can: refer buyers, sellers, and investors to active agents and earn a referral fee at closing; refer yourself on your own transactions; register clients directly with new home builders; keep your Michigan real estate license active without full-service obligations; and stay connected to your sphere and past clients.
What can I NOT do as a referral agent?
Referral agents may not: list or show properties; write or negotiate contracts; represent buyers or sellers as an active agent; engage in mortgage or lending activity; or use the REALTOR® trademark unless you maintain separate NAR membership. Referral agents are responsible for completing continuing education and paying LARA renewal fees (~1700) on schedule. Equity Bridge Real Estate does not complete CE or pay renewal fees on your behalf.
Can I use the REALTOR® title as a referral agent?
No. The REALTOR® trademark belongs to the National Association of REALTORS and may only be used by dues-paying members. Equity Bridge Real Estate is not a NAR member brokerage. Use real estate agent, real estate consultant, or licensed referral agent instead.
Can I refer clients to any agent or brokerage?
Yes. You can refer clients to any licensed agent or brokerage in Michigan or nationally. You are not limited to a single network. Compensation varies by referral type — contact Julie for details.
